A Homeowners Guide to Picture Day

The idea of this guide is to get you to think of what is in your home. Staging your home is the most fundamental step for photographs and showings. This can be done without spending money. And if done effectively, will let potential buyers feel the home you’re selling.
Let’s be honest. Your possessions may be an obstacle for a potential buyer. After all, they’re yours. We can call this staging or decluttering, but it is simply preparation. It may be daunting, but examine every visible item in each room. REALLY examine. Sometimes items become invisible because they’ve been sitting in a corner for years. Then determine its’ near-future importance. If it is unnecessary then pack it, sell it, or donate it. Sellers who succeed at this will have a higher chance of success on the market.
Room by Room Checklist

Open curtains
Fix curtain rods
Tilt blinds open or raise shades half way
Replace burnt bulbs
Minimize clutter
Remove items from horizontal surfaces, leave only decor
Minimize family photos
Hide valuables
Hide evidence of pets (toys, kennel, bowls) -
Deep clean entry rug
Remove shoes and belongings
Minimize decor
Wipe mirror and entry table
Remove baby/pet gate at steps -
Minimize Clutter
Open curtains and fix rods
Tilt open blinds or raise shades half way
Hide remotes
Remove magazines and newspapers
Minimize personal photographs
Hide loose cables

Add center piece (flower or candles)

For small rooms remove table leaf -
Clear counter of clutter
Remove large appliances (toasters/blenders)

Hide soaps and dish rack
Remove kitchen floor mats

Add bowl of fruit to kitchen island -
Open curtains and blinds
Put away clothes
Make beds, tuck in sheets
Remove items from bedside tables -
Remove personal items from sink
Remove personal items from shower
Neatly fold towels
Clean mirror
Remove floor mats
Hide waste basket and plunger -
Remove cars from driveway
Hide trashcans
Mow lawn
Trim shrubs
Tidy garden beds
Remove seasonal decor
Hide hose
Straighten deck furniture
Remove grill and fire pit covers
Clean pool area
Hide toys
Photoshoot Day
The day of the shoot, prior to photographer’s arrival, ensure that all curtains and blinds are open, all lights are turned on including lamps and range hood, close all toilet lids, lock up any pets, and turn off all televisions.
Better results are often found to be created when the homeowners step out for the duration of the shoot. This enables the Relator and I to effectively plan the shots we want, and freely move about the home.
